Waterfront sales jumped to a brisk pace in August with a total of nine reported sales of residential waterfront on Flathead Lake. There were no reported waterfront land sales. With only one sale in the month over $1M, savvy buyers continue to pick up waterfront value buys all around the lake.
Sales volume and transactions are up significantly from last year. At this point in 2011, there had been only 17 transactions and just under $15M in sold volume. We have more than doubled the number of transactions, and sales volume is up by nearly 70%. I expect these trends to continue as long as there are values to be found on waterfront properties.
The adjusted price per foot appears to have leveled off, although the past two months have been trending towards a slight increase (average ~$3,800/ft).
