Sold Waterfront Listings
The month of October is here and has been unseasonably warm so far with the sense of summer lasting much longer this year than in years past. Leaves are just starting to turn and the lake is placid on most days. Fall is beautiful on Flathead Lake!
The winding down of the summer visitor season has been offset with a significant increase in Flathead Lake real estate sales. Closed waterfront sales have spiked in the past two months with 14 closed sales accounting for 42% of the entire year’s activity. As for an annual trend, we are continuing to see fewer, higher-priced sales. Earlier in the year, total sales on the waterfront had been down as much as 40%. We have made up some of that ground over the past few months, with sales volume now down just 24% year to date compared to the same period last year.
Premium sales have pushed mean prices up slightly with average linear foot prices up over $4,000 for the entire lake.

Active Waterfront Listings
The number of Flathead Lake real estate waterfront listings is holding relatively steady compared to last year. There is typically a slight drop-off of summer season listings and we saw that again this year.
Median prices for homes and land have held relatively steady over the past 12 months for Flathead Lake real estate. The median price for waterfront land is around $600k. Median list prices for residential listings have slowly trended from the high $900s to the lower $900k range over the course of the year. It seems waterfront sellers are more realistic about the market value of their properties based on sufficient data provided by comparable sales.
