Sold Waterfront Listings
The fall season is upon us in the Flathead. Several storms have left the mountains dusted with white, offsetting the early yellow colors that have come with a few frosty mornings. The month of September has traditionally been a strong month for closings of waterfront properties as the summer selling season draws to a close. This year did not disappoint. Flathead Lake real estate sales posted some strong numbers, adding to the positive trend we have been tracking all year.
As strong as sales on the water were last year, Flathead Lake real estate sales are still ahead of 2012 numbers. Last year began with 47 sales through the month of September for a volume of $33.8M compared to 52 sales adding up to over $37M for this year. The adjusted average price per foot appears to be holding steady.

Active Waterfront Listings
Flathead Lake real estate listings dropped off as expected from last month as the summer ended and several properties closed. However, the number of residential waterfront listings on the market is actually up 10% from the same time last year. Land listings are still down, with 23% fewer land listings than last year at this time.
Median prices for homes and land have held relatively steady over the past 12 months – $600-650k range for land listings, and the $900-$1.0M range for homes. I believe waterfront sellers are more realistic about the market value of their properties based on sufficient data provided by comparable sales.
