October Flathead Lake Real Estate Sales
The first signs of winter have become apparent on and around Flathead Lake. The mountains surrounding the lake are once again snow-capped. A sight we have not seen since early June.
Flathead Lake real estate sales in October yielded three solid sales, backing up the record-setting sales the previous month.
The continued trend of more, higher priced sales in the northern end of the lake have continued to bolster overall sales numbers, and increase the average price per linear foot of lakefront sold.
These strong sales are expected to help propel our annual numbers to a multi-year high in dollar volume. With a year-to-date total of $42.5M in closed sales, we have surpassed last year’s volume of $34.5M by 23%.

Active Waterfront Listings
Residential waterfront listings for this month are roughly equivalent to the number of listings for at this time last year at 116 listings up from 110. The number of land listings is down one at 50. It appears that more sellers are maintaining their active listings later into the fall compared to past years, likely due to the recent increased sales activity. Median list prices for residential listings are holding just under $1M after posting a dip in March. Land pricing bumped up in June, but have returned to their trending average near $600k. With a limited market size, a handful of high priced residential or land listings can impact median prices.
