Sold Waterfront Listings
October was about as perfect as a fall month could be in the Flathead. The fall provided crisp mornings, sunny days, and all of the autumnal colors simultaneously! As for Flathead Lake real estate sales, October was nearly identical to the month we had last year. Just a handful of sales, but the totals continue to push this year’s numbers ahead of 2012.
Last year began with 51 sales through the month of October for a volume of $36.5M compared to 55 sales adding up to over $39M for this year. The adjusted average price per foot appears to be holding steady to increasing slightly.
Based on the activity we are seeing with Flathead Lake real estate this fall, I expect this year’s totals to hold up last year’s gains.

Active Waterfront Listings – Flathead Lake Real Estate
Flathead Lake real estate listings dropped off as expected from last month as the summer ended and several properties closed. However, the number of residential waterfront listings on the market is actually up 10% from the same time last year. Land listings are still down, with 21% fewer land listings than last year at this time.
Median prices for homes and land have held relatively steady over the past 12 months – $600-650k range for land listings, and the $900-$1.0M range for homes. I believe waterfront sellers are more realistic about the market value of their properties based on sufficient data provided by comparable sales.
