November Flathead Lake Real Estate Sales
Winter has come to the Flathead Valley. With one snow storm and subsequent cold snap already under our belts, we are now gearing up in anticipation of the ski hills opening and other snow activities.
Flathead Lake real estate sales in November yielded two sales on the west shore, adding to the significant annual sales totals.
The continued trend of more, higher-priced sales in the northern end of the lake have continued to bolster overall sales numbers, and increase the average price per linear foot of lakefront sold.
These strong sales are expected to help propel our annual numbers to a multi-year high in dollar volume. With a year-to-date total of $44.1M in closed sales, we have surpassed last year’s volume of $34.5M by 28%.

Active Waterfront Listings
Residential waterfront listings for this month are roughly equivalent to the number of listings for at this time last year at 112 listings up from 104. The number of land listings is up one at 50.
It appears that more sellers are maintaining their active listings later into the fall compared to past years, likely due to the recent increased sales activity.
Median list prices for residential listings are holding just under $1M after posting a dip in March. Land pricing bumped up in June, but have returned to their trending average near $600k. With a limited market size, a handful of high priced residential or land listings can impact median prices.
