Sold Waterfront Listings
With the fall behind us, we are headlong into the 2014-2015 winter season on Flathead Lake. Ski resorts are in the process of opening as the mountains have a deep base of snow. Whitefish Mountain Resort opened on December 6th, and Blacktail Mountain Ski Area is waiting on just a few more inches of base to officially announce opening day, which could be as soon as December 12th. Routine grooming of the Blacktail Nordic Ski Trails has begun as well for cross-country skiers.
Flathead Lake real estate sales have continued at a steady pace as we have moved through fall towards the end of the calendar year. Three sales were posted for the month of November, interestingly at the three geographic extremes of the lake. While sales have stabilized, the market still remains a bit stagnant from last year’s numbers. Transactions are down 26% and total sales volume is down 18% compared to the same period last year.

Active Waterfront Listings
The number of Flathead Lake real estate waterfront listings is holding relatively steady compared to last year. Both land and residential listings are nearly identical to the available inventory one year ago this month.
Median list prices for residential listings have trended upward from $900k to the nearly $1.0M range over the course of the past three months. The lower priced inventory has all but been depleted over the past 24-36 months, resulting in a higher-priced inventory. Median prices for waterfront land have held relatively steady over the past 12 months at around $600k.
