2015 Start Mirrors 2014 for Waterfront Sales
We are in full Spring in the Flathead. Flowers are beginning to bloom and the mountains are still covered in snow. Typical spring days include a little of everything including sunshine, snow, rain and wind.
There were five Flathead Lake real estate sales posted for March, surpassing last year’s start for the first three months of the year by one transaction.
The overall outlook for 2015 Flathead Lake real estate sales is positive. We are likely to average 150-200 waterfront listings around the lake during the warmer months, providing plenty of opportunities for buyers to find some great values on Flathead Lake. Additionally there are several high-priced listings currently under contract around the lake that will have a significant impact on sales data should they close.

Active Waterfront Listings
The number of Flathead Lake real estate waterfront listings has begun its seasonal climb with a 12% increase in active listings since last month. On an annual basis, residential listings are still down from last April by 14% while land listings are up to 58 compared to 48 at the same time last year.
Median list prices for residential listings rebounded to $990,000 after posting what appeared to be a correction last month. With many sellers deciding to re-list higher priced properties in the spring, the median price this time of year is typically a bit unpredictable. Median prices for waterfront land have held relatively steady over the past 12 months at around $600k.
