Sold Waterfront Listings
Spring is definitely in the air! We are beginning to feel some warm weather on the valley floors and around the lake, even though the mountains are still full of record snow pack. The daffodils and lilies are sending up shoots and the hourly cycle of sunshine, rain, and snow reminds us of what spring in the Rockies feels like.
Flathead Lake real estate sales activity has been a bit sluggish for the first quarter of the year with only 6 waterfront transactions compared to 12 at this time last year. This year’s sales have been higher dollar volume, however, adding up to $5.7M in sales down only 12% from $6.6M for the same period last year.
March sales were a mixed bag for Flathead Lake real estate. Closed sales included an island estate in Big Arm and a foreclosure property in Lakeside, along with two more traditional waterfront properties. I expect steady activity to continue on Flathead Lake as we move into the spring/summer seasons.

Active Waterfront Listings
Flathead Lake real estate listings have begun an early increase this year. While the market is not necessarily being flooded yet, residential listings on the lake are up 38% from last year at this time.
Median prices for homes and land have held relatively steady over the past 12 months – $600-650k range for land listings, and the $900-$1.0M range for homes. I believe waterfront sellers are more realistic about the market value of their properties based on sufficient data provided by comparable sales. |
