Active Waterfront Listings
New listings continued to inch up this month, nearly matching the number of residential waterfront listings on the market at the same time last year. Land listings are down significantly however, with 16 fewer land listings than last year at this time.
Median home prices ticked up a bit with the new listings coming on for summer. However, I believe waterfront sellers are more realistic about the market value of their properties based on sufficient data provided by comparable sales. The big question remains if value pricing of waterfront properties will bring the buyers this year as they did in 2012. Median land prices have flattened out and stabilized with no significant change from last month.
