Waterfront Sales Stabilize in 2014
The first week of February has been unseasonably warm, with record-setting temperatures in the low 50s. Unfortunately, the respite from the frigid winter season has been limited to weather as we have not recorded any Flathead Lake real estate transactions for the first month of the year.
This is not too surprising, as most years produce anywhere between 0-3 transactions for January. There are several waterfront properties currently under contract that we expect to close in February.
The overall outlook for 2015 is positive. We are likely to average 150-200 waterfront listings around the lake during the warmer months, providing plenty of opportunities for buyers to find some great values on Flathead Lake.

Active Waterfront Listings
The number of Flathead Lake real estate waterfront listings
Median list prices for residential listings have trended upward from $900k to the nearly $1.0M range over the course of the past six months. The lower priced inventory has all but been depleted over the past 24-36 months, resulting in a higher-priced inventory. Median prices for waterfront land have held relatively steady over the past 12 months at around $600k.
