Waterfront Sales Stay Active
As September’s cool nights and unsettled weather reminds us that fall is just around the corner, Flathead Lake real estate remains very active.
Sales continued to persist through August with seven closed transactions. Five were in Polson, and one each in the Bigfork and Dayton areas with each sale for the month coming in under $1M.
A normal sales season for waterfront properties includes a spike in May-June, followed by a slow summer period. Another spike in sales is expected to occur in the Sept-Oct time frame.
The overall outlook for the remainder of 2015 is positive. Compared to the same period in 2014, transactions are up 42%, and total volume is up 3%. This is a result of an increased number of transactions under the $1M mark.

Active Waterfront Listings
Residential waterfront listings for this month are roughly equivalent to the number of listings for at this time in 2014. The number of land listings is identical at 57, and there are 4 more residential listings at 127. Median list prices for residential listings are holding just under $1M after posting a dip in March. Land pricing bumped up in June, but have returned to their trending average near $600k. With a limited market size, a handful of high priced residential or land listings can impact median prices.
