Spring Sales Support Surge
The early spring weather has continued and proved most pleasant on Flathead Lake. The cherry blossoms have been in full bloom the past week, accompanied by bursting colors in flower beds and the return of migratory birds.
There were five Flathead Lake real estate sales posted for April, including two waterfront land sales. The two significant sales in Bigfork and Lakeside have pushed the total sales numbers for the year to spring highs we have not seen since 2012 with a total of $10.6M in sales since the first of the year.
The overall outlook for 2015 is positive. We are likely to average 150-200 waterfront listings around the lake during the warmer months, providing plenty of opportunities for buyers to find some great values on Flathead Lake.
Additionally there are 12 properties on the lake that are currently under contract, representing approximately $11M in additional sales in the coming weeks should they close.

Active Waterfront Listings
The number of Flathead Lake real estate waterfront listings has begun its seasonal climb with another 12% increase in active listings since last month. On an annual basis, residential listings are still down from last May by 10% while land listings are up to 55 compared to 48 at the same time last year.
Median list prices for residential listings are holding at $995,000 after posting a dip in March. With many sellers deciding to re-list higher priced properties in the spring, the median price this time of year is typically a bit unpredictable. Median prices for waterfront land have held relatively steady over the past 12 months at around $600k.
