The Flathead Lake real estate market posted four sales for the month of April, to continue an upbeat trend for the start of the year. Last year also began with 16 sales through the month of April, but at a slightly higher volume of $12M compared to just under $10M for this year.
April also brought the first sales on the water we have seen this year for the Bigfork area. The majority of the sales so far this year have been in the southern region of the lake. There have been two sales in Bigfork, one in Lakeside, and the other 13 properties have been all points south.
The adjusted average price per foot ticked into an upward trend over last year for the first time. However, the first quarter of 2013 has been lower priced, value buys; pushing the average price per foot substantially lower for the year-to-date numbers. I do not believe prices are continuing to drop, just that fewer prime frontage pieces have sold in the first three months of this year.
